When representing a client to buy a condo:
“Seller to pay for any move-in fee, capital contribution fee, processing fee from association and any transfer fees associated with the condo or association.”
Main body of contract under GENERAL:
“Escrow deposit will be deposited within five (5) days after the final home inspection.”
When purchasing land:
“This contract is contingent upon purchaser obtaining an approved subdivision plat for the property. An approved subdivision plat shall be approved by Arlington County for recordation. Subject only to the requirement to post the bond required therefore and payment at the recording fee.”
GENERAL:
Assignability…until settlement…and not withstanding the above, purchaser can assign this contract to a Limited Liability Company, established by the purchaser, for which is formed for the purpose of this contract, as long as the purchaser owns at least a fifty (50%) percent interest.
