One question I see a lot in transactions is “What rate can I get with a reissued title policy?

When a home is sold more than once within a ten-year period, the newest owner of the home is typically eligible for a discounted title insurance policy. Typically, if the newest owner ops to go with the same title company, or title agency, the discount offered is 10 to 25 percent.

This can certainly add up over time.

After ten years, the insurance title can not be issued at the same rate. Thus, if you are buying a resale home, it is always best to close on  the property within ten years of the last sale.

The title insurance rate is typically not a deal-breaker, but the money saved certainly doesn’t hurt.

We’ve had a few signs of summer already.

Before we know it, those 70-degree days will turn into 80-degree days. And before we can adjust to 80-degrees, it will be 90.

1) Change your air filter. If you’ve read any of my previous posts, I’m probably starting to sound like a broken record. 2) Use the ON function, not AUTO. Each time your A/C unit has to start back up again, it takes a lot of energy. Keep your temperature a little bit higher and keep your unit on for maximum efficiency.

3) Set the temperature at a reasonable level. What temperature do you really need? The amount of money spent on keeping a home 68-degrees and 74-degrees is substantial. Each degree can add up, so be wise.
